Importance of Determining Roof Age

Knowing how old your roof allows you to plan ahead of time for preventative maintenance and repairs, and knowing how long it will endure helps you decide when it’s time to replace it. When you’re attempting to figure out what’s causing the problems around your property, such as a mildew-infested attic or water dripping down into your siding, the age of your roof is also essential. How important is it to know the age of your roof? What should you keep in mind? 

Essential for Planning

As previously stated, the age of the roof is an important factor to consider when it comes to roof care and roof replacement planning. When properly maintained, asphalt shingle roofs can last for about 20 to 25 years on average (not including the possible effects of local climate and geography in the equation). Knowing how old your roof is helps you to prepare ahead of time, allowing you to envision future costs, schedules and contractors. To ensure that the procedure runs successfully, do some preparatory research on the best materials to buy, get more funding, and take some time off work if you can.

Determining Roof Age

There are a variety of methods for determining the age of your roof, including:

  • Physical indicators – Even from afar, you can tell when a roof is nearing the end of its service life. Some of the most obvious physical symptoms of a roof that needs immediate roof repair or replacement are curved or peeled-off roof tiles, rusted-over flashing, rot settling in the holes and other exposed sections of the roof, rusted nails and damaged roof valleys.
  • Paperwork – Knowing the age of your roof becomes an easy task if you have roof maintenance logs, records, contract copies or receipts. If your roof has been repaired or replaced (or if it has been replaced by a previous owner), the date it was last maintained or inspected can be found on those documents.
  • Contractor inspection – Having your roof professionally inspected is the most hassle-free option. The experience and technical understanding to assess the current age of your roof can be found in the services offered by certified inspectors and contractors. So that the allotted timetable may be maximized when they’re there, it’s advisable to make the most of the services given by their firms.
